Sotheby’s International Realty: What first drew you to your home?
Mark J. Ruane:The seamless transition of the rooms—most notably, the kitchen, dining, and living rooms. The bedrooms are located on opposite sides of the home, which allows for privacy. The southwest facing exposure, window lines, and ceiling height. The home offered a roof deck with panoramic views of the city and gorgeous sunsets. Not to mention the amount of storage outside of the unit.

Sotheby’s International Realty: Why did a modern home appeal to you?
MJR: It allowed us to implement our taste without having to adhere to a certain style that would force us to work around it. By that I mean, the clean lines, floating walls, and the lack of moldings and baseboards allowed us to decorate each room in a different way.
Sotheby’s International Realty: What were some of your criteria while you were searching for a property?
MJR: We had our dream list: top floor, outdoor space, storage, plenty of natural light, open floor plan, high ceilings, garage parking. This penthouse hit on everything.

Sotheby’s International Realty: How did you approach redesigns and renovations?
MJR: We were fortunate that the home was done in a way that fit our style. We added lighting, increased the amount of closet storage within the home, and paneled the freestanding gas fireplace with reclaimed wood to soften the look. The furnishings were carefully selected and consulted upon, many of which were custom built to avoid compromising the space.
Sotheby’s International Realty: What did you learn while making your house into a home?
MJR: It’s a balancing act. We included lots of natural materials like woods and leather, but then touches of metal and glass. And of course, you want the home to be functional: you take into consideration what purpose the room will serve, and then piece it together from there. My favorite features include the fireplace, the wire-brushed oak floors, the high ceilings, and the tall windows.
The classic modern interior may have originated in the mid-20th century, but it has had a lasting impact, and left an important legacy. Today, it remains one of the most popular and influential styles—one that is appreciated by buyers and agents alike.
