When it comes to homes in Colorado’s high country, access to ski runs and the mountainside is often at the top of homebuyers’ wishlists. That’s what makes this contemporary home next door to Aspen’s Lift One project something of a crown jewel in the community’s luxury market, according to Liz Leeds of Slifer Smith & Frampton Real Estate.
“The closer to the ski lifts you can get, the better,” said Leeds, who holds the listing for the $15.999-million home on South Garmisch Street.
Convenience accessing the mountainside isn’t the only draw, according to Leeds, who noted that it can be challenging to find real estate close to both Aspen’s lifts and the vibrant downtown area. There’s also the issue of finding parking in the resort community, particularly during the ski season when visitors flood the slopes.
“Finding parking in the core is so hard,” said Leeds. “To be able to be at your house and walk to either this new lift or the [Silver Queen] Gondola, which is right in Aspen proper, it’s very coveted. It’s not a dime-a-dozen property.”

To put that into perspective, Leeds said the house is about a 10-minute walk to the gondola and a 5-minute walk from the Lift One project located at the base of Aspen Mountain’s west side. The project, which voters approved in 2019, includes the development of 320,000 square feet of commercial space as well as replacing the existing double chairlift with a new telemix lift.
Built in 2003, the multi-level house was designed for both comfort and entertaining. Offered turn-key ready, the home features an eat-in kitchen area, an office and a wealth of flexible living space — the latter being among the hottest amenities during COVID-19.
“With the pandemic, many people have relocated to spaces like this where they can work quietly out of the home,” Leeds said.
Other home highlights include an open-concept living room with a chrome fireplace and a curved copper ceiling. The metallic details are repeated across the room in the formal dining area, which incorporates a wet bar. Soaring picture windows bookend the space, bringing picturesque mountain and tree-top views inside.
In addition to four bedrooms and five bathrooms, the home has a caretaker’s unit above the garage with a kitchenette and additional bedroom suite.
Outside, new decking between the main house and caretaker’s unit incorporates a Jacuzzi and a table with a fire feature. Front and side balconies push the living space further outdoors.
