In the same building where casino mogul Steve Wynn purchased a $70 million penthouse (which was the second-highest Manhattan sale at the time), there are two condos recently making their arrival to the listing service that are asking $30 million and $49 million, both joining a third unit for sale for $29.5 million that has been on the market since December. With only 11 units total in the residential portion of this Ritz-Carlton, the units in this building don’t come on the market all too often. According to StreetEasy the last unit sold there in 2017 and records indicate a general pattern of about one sale per year in the building. Three units for sale all at once isn’t necessarily a sign of the building suddenly waning in popularity, but more a reflection of several longtime owners getting ready to downsize.
The $49 million penthouse made news in 2012 when the owner, investor Andrew Worden, listed the 5,600-square-foot condo for $95 million (he purchased it for $19.95 million in 2006). The $30 million unit was listed earlier this summer, with 3 bedrooms and 4 bathrooms inside the 3,895 square feet. Both of them have views of Central Park, as well as working fireplaces (since the building dates to 1930 when it was the Hotel St. Moritz) and the design intent of a hotel room, which means crips corners and spacious rooms. The $30 million listing has this wide living room, with built-in bookshelves and birdcage chandelier.
The foyer entrance blends several different exotic hardwoods against a cream backdrop and uses sturdy wood doors between the rooms for both noise control and a luxury look.
The kitchen goes a little more rustic with soft color tones in the wood and granite countertop with matching backsplash.
Moving on to the penthouse which is a two-story full floor unit that comes with a ballroom.
The kitchen, mostly in the stainless steel theme, comes with corner views plus two ovens and one of the longest counters I’ve seen in a New York condo.

Both units come with access to all the perks of the Ritz-Carlton hotel, such as the heath club, La Prairie Spa, several lounges, Auden Bistro, business center, in-room dining services and housekeeping (by request). Amenity fees for the three-bedroom are $6,972 per month and $9,136 for the penthouse.
