Artificial intelligence is infusing every aspect of our lives these days, and real estate is no exception.
One of the latest real estate companies to harness the power of AI is Realtor.com, which recently announced a new feature that uses machine learning to automatically categorize and displays photos.
Called Photo First, the feature shows home buyers specific rooms and finishes —such as exterior, kitchen, bathroom, bedroom, living room or dining room — so they don’t have to scroll through dozens of listing photos to get to photos of the kitchen’s granite countertops or the backyard’s gunite pool.
The feature — which is available on Realtor.com’s iOS and Android apps, with plans to eventually bring it to the Realtor.com website — is powered by a deep learning model for image classification, which automatically recognizes different characteristics in the photo of a room and then puts each photo into the coinciding category. The feature has 97% accuracy, according to the company.
Over time, the feature will be personalized by the pictures home buyers look at most.
"We know that photos are the most important thing for consumers when they’re evaluating homes," says Chung Meng Cheong, the chief product officer for Realtor.com.
More than 60% of people who tested the feature engaged with photo categories during testing, according to the company. It led to more of them viewing the home’s details and deciding to connect with an agent to learn more about the property.
Photo first is the latest change for the listing website. In July, Realtor.com unveiled a feature the new filter to show home listings based how long of a commute it was from where they work.
