The same team that brought Los Angeles “The One” (a Bel Air home asking half a billion dollars) and “The Opus” (a home in Trousdale now asking $80 million), have just delivered a $65 million nine-bedroom, 17-bathroom home that brings nearly 30,000 square feet of living space to this 1.25 acre lot in Bel Air. Developer Niles Niami and architect Paul McClean stayed true to their elongated rectangular design aesthetic for this build, but strayed slightly from the white minimalism color scheme to go with more textured surfaces this time around. The 30-foot wall pictured above, for example, has multiple shades of gray to add contrast to the backdrop and a dramatic blue lacquer effect in the office livens up the space. With 17 bathrooms there’s already an element of luxury to the project, but the developers took things one step further by turning functional parts of the living spaces into standalone pieces of art. The contemporary-style wine cellar, a corrugated wall divider and a ‘living wall’ come to mind.
As Bel Air homes go, this would be in the top ten for price toppers in the neighborhood. Not too far away is the Chartwell Estate asking $195 million, but most of the homes in the upper tiers for Bel Air are under $100 million. This is where four homes over $85 million have sold in the past two years and another one sold this summer for $75 million (after asking $88 million to begin with). There are also some undeveloped land sales in Bel Air, including Senderos Canyon, 250 acres of undeveloped land asking $75 million, and Park Bel Air, 10.6 acres with very favorable building conditions asking $150 million.
After all that we get to this latest creation from Niami-McClean, which definitely embraces water as its main feature. There’s a 160-foot-long swimming pool around back and the entrance requires you cross this moat via floating stones that lead to the front door.
Once inside the front doors there’s a double-height foyer with sculpted staircase.
The office took the concept of built-in bookshelves to a whole new level with a blue lacquer glossy effect on the mirrored shelving.
Wine storage has become its own art piece, with this cube near the living room acting as both a practical place to keep wine and a contemporary design feature. To the left is the corrugated wall feature that acts as a visual divider to the living room without making the space feel closed off.
The kitchen keeps things subtle with seamless black cabinetry contrasted with the white countertops and floor. An oversize island makes the space functional for large scale entertaining.
The master bedroom has a fireplace and private wraparound porch with glass barriers so as not to obstruct the views.

Several room-sized closets accompany the bedrooms, including this one with floor-to-ceiling shelves and a center island for more storage.
