Living RoomMax Touhey/Greg Schriefer

This used to be two separate units but a few years ago Clive Davis, mastermind behind the musical careers of Alicia Keyes, Aretha Franklin, and Jennifer Hudson amongst others, did a top-to-bottom revamp of two contiguous units to turn them into this 2,800 square foot, 3-bed, 4-bath co-op in Park Avenue’s Ritz Tower. With the help of designer Greg Schriefer, who is also one of the listing agents, the unit has become an entertainment-centric, art-friendly, light-infused mid-level unit now asking $6.249 million (after an initial ask of $7.8 million). The Ritz Tower was built in 1927 and at the time was the tallest residential building in New York City. It is the same building where all three of the late playwright Neil Simon’s apartments are currently for sale.

“This unit is centered around the staircase sculpture,” says Schriefer, referring to the circular stairs, the top of which is visible in the picture above. The floating design made from wide steps that you wouldn’t normally find in a city condo uses light colored wood to make them disappear against the other neutral tones in the condo. The photo below is a close up of the dining room on the same level which shows off more of the ways to display art in the unit.

On the lower level there’s a master bedroom with two ensuite bathrooms, pictured here. The herringbone pattern on the floor and the Italian marble window sills make things even more classy.

Sliding pocket doors between the master bedroom and another adjacent room can be left open to create a huge downstairs suite or they can be kept as two separate bedrooms as they are now. Here’s the other side of the room.

The chef’s kitchen is a pass-through which goes with the entertaining design of the unit. There’s enough room for people to hang out there or have it set-up as a serving station. With Sonos surround sound with Episode speakers throughout the unit there’s no shortage of places to turn on the tunes to entertain.

Monthly HOA fees are $11,681 which provide access to doorman, gym, concierge services, security and for extra fees they can have access to cleaning services and in-unit dining from the Ritz kitchen. Some of the artwork on display may be available to convey with the sale for a negotiated price.
