A trio of condominium units at a luxury high-rise in New York City’s West Village neighborhood recently hit the market as a package deal for $9,995,000.
Listing agent Edward F. Joseph, of Christie’s International Real Estate’s New York brokerage, says the units at Memphis Downtown on 140 Charles Street offer plenty of appeal from a practical and aesthetic standpoint: 4,280 square feet of condo space on two levels of the 22-story high-rise with a flexible layout, private wrap-around terrace, multiple balconies, private sauna and steam room, and a keyed private elevator to the 19th floor. Natural light streams into the three units, creating an open and airy vibe.
The listing includes one full-floor unit on the 19th floor (19 A-D-E) with two bedrooms and two bathrooms, and two one-bedroom, one-bath units on the 18th floor, 18-A and 18-C. Joseph said the condos’ total square footage is on par with townhouses he has sold.
He outlined a few options for the units that could be tailored to the buyers’ individual needs, whether that would involve living in the entire space or living on the 19th floor and renting out the other units to add an income component to the mix.
Option 1: Merge units 19 A-D-E and 18-A and 18-C into a four-bedroom, four-bath condo connected via an interior stairway. This would create a vast 4,280-square-foot duplex with panoramic views from the Hudson River to the Statue of Liberty and beyond from five terraces.
“If I were buying, having that spectacular four-bedroom condominium would be ideal,” said Joseph. “Residents would enjoy breathtaking sunrises and sunsets all year long.”
Option 2: Live in unit 19 A-D-E as the primary residence. It features a wet bar, sauna, steam room and a wrap-around terrace facing the Hudson River to the west and the Empire State Building to the north, and a private terrace off the dining room. Combine units 18-A and 18-C to create a two-bedroom, two-bath apartment that the owner could rent out.
Option 3: Buyers could opt to rent out units 18-A and 18-C separately. Each one-bedroom unit has a balcony. Apartment 18-A faces west and north, while 18-C faces north and east.
“Finding this kind of condo package under $10 million with that kind of square footage is extremely rare,” said Joseph. “If the savvy buyer chooses to combine all three apartments into one, it would really be a masterpiece.”
Built in 1987, Memphis Downtown has a distinctive moniker for its West Village location. While the name might make you think of Tennessee, it was inspired by an Italian design group called The Memphis Group. They took their name from a Bob Dylan song titled “Stuck Inside of Mobile with the Memphis Blues Again,” which was repeatedly played during their first meeting.
Memphis Downtown benefits from its close proximity to an eclectic array of restaurants and shops, public transportation, the Whitney Museum of American Art, Hudson River Park, Chelsea Arts District and The High Line, a public park built on a historic freight rail line elevated above the streets.
