The National Football League’s Green Bay Packers have long been known for moving swiftly downfield during games against its rivals in the NFC’s Central Division.
Now, the team’s real estate development arm is moving as well, in this case with a game plan for Phase 2 of its ambitious mixed-used real estate development in Ashwaubenon, Wisc., directly west of the team’s legendary Lambeau Field.
Phase 1 saw the creation of Titletown. That involved redeveloping an approximately 45-acre parcel of land to optimize its distinctive setting steps from Lambeau. The goal: to lure visitors, incentivize regional economic growth, provide amenities to residents and above all to highlight the appeal of the Greater Green Bay metropolitan area as a prime destination in which to live, work, play and vacation on a year-round basis.
An immersion in Titletown currently would include a trip to the farm-to-table-cuisine-focused Hinterland Brewery, taking in the hydrotherapy sessions and amenities at the four-diamond Lodge Kohler hotel, or savoring the free skating rink and tubing hill.
Phase 2 will bring the addition of approximately 220 residences, as well as a four- to five-story-office building, adding the “live” and the “work” to Titletown’s four-part appeal.

Housing diversity
Titletown’s residences will include up to 150 apartment homes, ranging from studios to three-bedroom units. The remaining approximately 70 residences are expected to be a blend of three distinct for-sale townhome styles. The city’s legacy as an industrial force (think packers, lower-case) and its geographic setting will be reflected in the use of brick, steel and wood building materials, as well as a natural color palette.
The residences are being developed by Titletown Development in conjunction with GK Titletown Developers, LLC, a joint venture involving Glimcher Capital Group and Kaufman Development. The apartment units are being developed by NBBJ, with world-famous Humphreys & Partners Architects serving as architect of record. The townhomes are being designed by international firm KTGY Architecture + Planning.
The office building will feature approximately 130,000 square feet of Class A, premium office space and the capacity for up to 400 workers.
Green Bay and Appleton, Wisc.-based Commercial Horizons will serve as an investor in the development, and will also design the office building. The architect is De Pere, Wisc.-based Performa.
An additional 100,000 square feet within the development acreage is being considered for retail, restaurant and entertainment concepts.
Schedule set
Construction is slated to begin this spring for both residences and the office building.
Plans are for the office building and first residences to be completed by summer, 2020. Reservations for those interested in Titletown’s residences kicked off in football season.
