There’s a new home overlooking Biscayne Bay that could become the highest priced single-family home in Bal Harbour if it sells for its $24.95 million asking price. Designed by team Choeff Levy Fischman—the same architects behind the ‘floating’ home of a certain famous rapper—this 8-bedroom, 9-bath house makes use of a similar architectural approach so that the whole home feels like it is floating both indoors and out. Bal Harbour is at the very northern tip of Miami Beach and has some of the highest priced real estate for the area. The last home that comes close to this asking price was a house on the same street seeking $26 million when it came to market, but the sale closed off market and was never recorded so the final sales price was not disclosed. The next nearest in price for an active listing is a 7,000 square foot condo asking $23 million. It won’t be the highest priced sale for Miami Beach overall—that goes to one of the barrier islands called Indian Creek where news broke just this week about the sale of a $50 million home.
Deborah Wecselman, interior designer of this 11,700 square foot home, figured out a way to add subtle floating effects even when fully indoors. The best example is the entrance foyer to the house, which has straight through views to Biscayne Bay at the back. The floating staircase visible on the righthand side of the photo adds another hint of the floating feel. Next, the way the floor tiles visually tie in to the block of white supporting the upper floor gives the impression that you are rising up to meet the sky. Further into the living room the wavy lines of the bookmatched onyx dividing wall suggest floating on calm waters.
Following through to the outdoors the wood flooring on the inside appears to continue directly onto the deck, which then leads to the edge of the infinity pool. In addition to the pool, there’s a splash pool and reflecting ponds accessed by floating stepping stones all adjacent to the 100 feet of water frontage. There is also a full kitchen and cabana bath.
Back inside the ground level has an open plan layout with a dining area that looks out to the waterfront and a combined kitchen and living room area.

Of the eight bedrooms in the house, the master suite has two outdoor terraces including one with an outdoor shower. But there’s also an indoor master bath with standalone bath tub and steam shower.
The home also has a large indoor gym, elevator, two car garage and fully integrated lighting, audio-visual and drapery controls.

Note: There seems to be an online listing saying a home in Bal Harbour closed for $32.3 million, but according to reps for this property it was never recorded and that address still has an active listing for a home asking $14.5 million.
