The “petite bijou” known as the “Ile de Roch ar Hon” located a mile off the coast of Brittany, a 10-minute boat ride from L’Arcouest in the Côtes-d’Armor not far from the archipelago of Bréhat, is for sale.

The “little jewel,” as described by the realtor, has a comfortable house of 140 square meters with stone walls and slate roof that was built in the 18th century and renovated in the 1990s. It has two bedrooms, a fireplace and “a glazed living room that gives you the impression of being on the bow of a boat. The house is sold furnished; you just have to bring your bags!”

Offered by Sotheby’s International Realty, the 6,420 square-meter island has made it to international news because of the ‘modest’ price of €1.685 million, “the equivalent of a nice family apartment in the heart of Paris,” as Le Point notes (and probably less than one in London or New York.)

According to the ad, the Ile de Roch ar Hon is completely private and has had only one owner. “Prestigious property, private island with sea view house for sale,” reads the realtor’s notice. “A little piece of heaven to discover not far from Bréhat.”

The buyers won’t be totally cut off from the world because “the island is connected to the EDF (power) network, has water and telephone and can be accessed by boat from the Arcouest. A guard-way and many stairs make it possible to cross the island until its summit where there is a sentry box.”

“This Breton private island is waiting for his Robinson,” writes Le Figaro in an article advising “lovers of nature and landscapes of Brittany,” to pay attention because “this little gem should please you.”

“Luxury is not always what we believe,” the magazine explains. “ Time for yourself? Space for privacy? Everyone can invent their own definition. To have an island where you can be (almost) alone in the world, is an atypical form of luxury.”

What’s the value of being alone in the world, cut off from everything, but not so far away, to be able to easily join the continent when you wish ?

According to the magazine, the price of an island depends of many factors. Even as atypical as this one, islands or islets for sale obey the intangible rule of real estate investment: location, location, location.

Then there are other factors: easily accessible, safe and secure environment, quality of the building, the landscape. Then “the ‘exclusivity’ factor” will do the rest, promises Le Figaro.

In any case, the conclusion in the French media is that Ile de Roch ar Hon is on offer at a very fair price.
