A vast Scottish estate in the Highlands which is the same size as San Francisco has just hit the market.

Auch & Invermearan Estate in western Scotland, the largest estate on sale in a number of years, is being offered with a £4 million ($5.1 million) price tag.

The price is significantly lower than what the property sold for in 2014, when it was purchased for just over £11 million by an unnamed buyer.

The estate is so large that could fit Wembley Stadium, the largest sports venue in the UK, 2,500 times over. Comprising over 28,200 acres, the property features stunning natural landscapes and is bounded by deer forests on each of its sides.

It also includes two and a half miles of what the selling agents described as “one of the most picturesque salmon fishing rivers in the UK”.

The main house on the estate is Auch Lodge, an L-shaped stone house, comprising six bedrooms, four bathrooms and a one-bedroom annexe.

The land also comes with planning permission to build two six-bedroom sporting lodges as well as two hydro schemes.

The estate, which is marketed by estate agency Knight Frank through the web portal Rightmove, is the county of Argyll.

It is accessible via the A82 road, which connects Fort William and the West Highlands of Scotland with Glasgow and Edinburgh.

The estate features a 478kW hydro-electric scheme, which produced an annual income of £316,666 last year 2019.

The property has the potential for a further 15 hydro-electric schemes.

“This quite extraordinary estate perfectly encapsulates the magical beauty of nature and buyers will pretty much own everything that they see,” said Miles Shipside, property expert at Rightmove.

“The landscape is both peaceful and yet teeming with life. This listing also represents a fantastic chance for buyers to take advantage of some intriguing commercial opportunities, too.”
