For New York City residents, summer can mean getting away. After all, the average NYC apartment measures around 500 square feet. So space in the region is at a premium. Those dreaming of having a garden getaway in New York might say, “Fahgettaboudit.” But times are changing, and so are architectural visions, seeking to create luxury high-rises with gardens in the sky. To make the great outdoors accessible for New Yorkers, developers are offering large, private spaces and rooftop or terraced gardens that showcase the great outdoors.
Here is a sampling of some local offerings on the market.
200 E. 59th St., New York
With 67 units, this 35-story, ultra-modern skyscraper is giving residents the most private space outdoors, more than any new development coming online at the intersection of the posh Upper East Side and New York’s midtown, which is home to some of the area’s most prominent buildings.
MORE FOR YOU
As families look to reconnect with friends and loved ones in the wake of the pandemic, this midtown condominium complex provides the ultimate indoor-outdoor experience.
Award-winning architecture firm CetraRuddy created the building to make nature, sunlight and the great outdoors accessible to every homeowner and resident.
Talk about a view. Dramatic wraparound terraces — ranging from 7-feet to 12-feet in-depth and from 22 to 150 feet in length — allow residents to step outside and enjoy New York’s stunning panorama views.
Each floor houses a total of one to three residences. Moreover, each corner unit provides dual views of either midtown, the Ed Koch Queensboro Bridge or Central Park.
Blurring the often-distinct lines between indoor-outdoor lifestyle, cutting-edge designers showcase dramatic floor-to-ceiling walls of glass that open to reveal stunning terraces overlooking the city that never sleeps.
Centurion Real Estate Partners and CetraRuddy created two model residences that showcase how connected to nature and outdoor living residents in New York can be.
Available listings range from $1.7 million to $17.5 million.
212 West 93rd St., New York
While the most spacious and private residences are usually reserved for the select owners of sprawling penthouses, homeowners are starting to prioritize outdoor space.
Developers like California-based Landsea Homes and Leyton Properties, a New York City-based real estate development and investment firm, have answered the call by equipping more units with bigger, better and more private outdoor spaces — regardless of the size of the apartment or its location.
The 212 West 93rd St. building features a 14-story building on Manhattan’s Upper West Side, pinpointed the demand for outdoor space long ago. So 70 percent of the residences in the ODA-designed building have breathtaking outdoor space. And we mean ample. Some terraces are larger than the average Manhattan studio apartment.
Located on a tree-lined block between Broadway and Amsterdam, 212 West 93rd St. brings a collection of 20 condominiums; most feature generous private terraces. The building has a striking contemporary façade with stepped terraces and oversized beveled windows that maximize sunlight and seamlessly integrate the indoor-outdoor living spaces.
Inside, the residences feature gracious layouts and interiors by GRADE New York. A curated collection of amenities includes a 24-hour attended lobby, a fitness studio, a children’s playroom and a landscaped rooftop lounge with skyline views.
The building has five active sales at $2,222 per square foot.
Charlotte of The Upper West Side, New York
Located at 470 Columbus and West 83rd St. on Manhattan’s Upper West Side, Charlotte of the Upper West Side is reportedly the most sustainable condominium building ever built in NYC. Designed by BKSK Architects and engineered to exceed the energy and ventilation standards of the German-based Passive House Institute, each residence features its state-of-the-art, Swiss-engineered energy recovery ventilation system and is crafted with entirely sustainably sourced materials.
Each of the seven full-floor residences includes outdoor space. The building features a duplex penthouse with multiple terraces and a garden residence with a central private outdoor space. The building’s master suites feature doors opening onto south-facing, 20 foot-long terraces overlooking a private garden. In addition, a secluded balcony adjoins the master suite.
The duplex penthouse residence offers a shaded, landscaped terrace that runs along the entire length of the property on the Columbus Avenue side. An expansive rooftop terrace with a fully glass-enclosed room lets residents bask in the Upper West Side views.
Pricing at the recently launched building begins at $10.7 million.
